The county seat of Gilmer, famous for its annual East Texas Yamboree festival, is a compact city of roughly 5,000 surrounded by pines, hardwoods, and red clay terrain. Big Sandy, Ore City, and Union Grove serve as smaller rural service centers scattered across the county's 590 square miles.
Upshur County housing is predominantly rural and older. Single-family homes in Gilmer and Big Sandy include a significant number of wood-frame pier-and-beam structures built before 1970, as well as manufactured housing that has increased as a proportion of the rural housing stock over the past two decades. Lake-adjacent communities near Lake O' the Pines include both permanent residences and recreational properties, many of which are seasonal structures that have been converted to year-round use without full weatherization upgrades. Agricultural outbuildings, metal barns, and older farmhouses are common throughout the county's rural stretches.
