About Navarro County

Navarro County occupies the southwestern edge of the Cantt Restoration service area, positioned where the Blackland Prairie meets the eastern margin of the Edwards Plateau transition zone. The county seat of Corsicana, with a population of roughly 23,000, is historically significant as the site of Texas's first commercial oil discovery in 1894, a well drilled while searching for water struck oil instead. Corsicana is also known as the home of the Collin Street Bakery, one of the most recognized fruitcake producers in the country, and for Navarro College, a two-year institution that serves the regional workforce. The Trinity River forms the county's western boundary, and Richland-Chambers Reservoir on the county's eastern edge is one of the larger water supply lakes in North Texas.

Corsicana's housing stock is shaped by its oil-discovery heritage and its role as a small regional city. The city's historic neighborhoods contain homes built during the early oil prosperity of the early 1900s, including some well-maintained Victorian and craftsman residences and a larger number of working-class wood-frame homes from the same era that have experienced varying degrees of maintenance. Mid-century development produced brick ranch homes throughout the city. Rural Navarro County has the Blackland Prairie agricultural character of the region: larger farmsteads on expansive clay soils, manufactured housing on rural tracts, and scattered older farm structures. Richland-Chambers Reservoir has attracted some lakefront residential development on the county's east side.

Blackland Prairie soils in Navarro County produce the foundation movement, drainage challenges, and clay-soil water infiltration patterns common throughout the region. The Trinity River floodplain has historically experienced significant flooding, and properties near the river or its tributaries face periodic inundation risk. Convective storms along the I-45 corridor, Corsicana sits on I-45 between Dallas and Houston, can be severe, producing hail, wind damage, and heavy rainfall. Mold in the county's older housing stock is a persistent concern, and historic Corsicana homes with deferred maintenance can present complex remediation environments where moisture intrusion has been occurring undetected for extended periods.
