What It Means When Your Restoration Contractor Has Been on Both Sides of a Loss

Cantt Restoration  |  East Texas  |

Most restoration contractors know one thing: how to do the work. That is not a criticism. It is just the reality of how most companies are built. They come in, they dry the structure, they document what they can, and they move on. The documentation gaps, the missed secondary damage, the items that never made it onto a scope, those become somebody else's problem later. Usually yours. Cantt is built differently.

What That Background Actually Changes

Our team includes people who spent years working within the broader property insurance and loss industry before moving to the restoration side. That experience is not a marketing point. It is how we think about every job we take.

When Cantt's team walks through a loss, they are not just looking at what is visibly damaged. They are looking at what the documentation needs to show: completely, accurately, and in the right order, so the record of what happened to your property is defensible from every direction.

That means:

Video before photographs. The sequence matters. A video walk-through captures spatial relationships, odors, conditions, and context that a still photograph cannot. We document in the right order every time.

Matterport 3D scanning before any work begins. Every affected room, every damaged surface, every relevant measurement, captured in a navigable 3D model before a single piece of equipment is moved. This is not a slideshow. It is a complete spatial record of your property at the time of loss.

Moisture readings logged, not estimated. FLIR thermal imaging cameras and the Extech MO290-RK contractor kit give us pinless moisture scanning, pin depth readings, baseboard probe, IR thermometer, and full psychrometric data in one instrument. Every reading is recorded at the time it is taken, with the instrument noted. The drying log tracks conditions daily. When the job closes, the file shows what was found, what was done, and when.

Contents inventoried in parallel. Nothing is overlooked because the structural work is moving. Contents documentation runs at the same time as mitigation. Every item is logged.

Our Job Is to Make the Adjuster's Job Easier

We have been on the other side of that conversation. We know what a well-documented file looks like and what a poorly documented one costs the homeowner.

A complete, accurate, early file makes everything downstream easier. The adjuster can do their job. The scope can be reviewed without gaps. Disputes are less likely because there is nothing to dispute. The record is clear.

Cantt does not manufacture scope. We document what is actually there. Not more. Not less. Every item on the file has a reason behind it: a reading, a photograph, a condition narrative, a product log. If an adjuster wants to walk the loss with us and review the documentation, we welcome that conversation.

Most adjusters are professionals doing a hard job. Our goal is to give them a complete, accurate file and let the work speak for itself.

What Cantt Will Not Do

We will not climb on top of an appliance, put a hand on it, show dust, and call it soot damage. We have seen that happen. We will not do it.

We document what is actually there. Not what would be convenient. Not what would be easy to bill. What is there.

That standard protects the homeowner. It protects the integrity of the claim. And it is the only way we know how to work.

Frequently Asked Questions

Some members of Cantt's team have professional backgrounds that include work within the broader property insurance and loss industry. That experience shapes how we approach documentation: not to advocate for any particular outcome, but to make sure the record of what happened to your property is complete, accurate, and in the right sequence. Our job is to document what is actually there and give everyone involved in the loss a clear, defensible file to work from.

Documentation starts before any equipment is placed or any surface is touched. The sequence is: video walk-through first, then photographs, then Matterport 3D scanning to create a complete spatial record of the affected areas. Moisture readings, equipment placement, and environmental conditions are logged at the time of observation. Nothing is reconstructed after the fact.

Yes. Our goal is to make the adjuster's job easier, not harder. A complete, accurate, early documentation file means the adjuster has a clear record to work from. If an adjuster wants to walk the loss with us and review the file, we welcome that. For questions about your specific coverage or claim, contact your insurance company, adjuster, or agent directly.

Every item documented on a Cantt scope has a reason behind it: a moisture reading, a photograph, a condition narrative, or a product log. We do not include items that are not documented. We do not inflate scope. If something is on the file, there is a record of why it is there. If something is not on the file, it is because it was not found. The documentation is the work.

Independent. Not franchised. Decisions are made locally, by the team that works your job. There is no corporate system, no regional manager, no franchise protocol. When you call Cantt, you are dealing with the people who will actually be on your job.
