Yantis, TX Disaster Restoration Services: Here When It Matters

Water damage, fire damage, mold. These situations do not wait for business hours, and neither do we. When something goes wrong in your Yantis home or property near Lake Fork, the first call matters. We answer every call directly, and we move.

You are likely standing in water right now, or walking through a room that does not look the way it did yesterday. We understand the weight of that. Our job is to give you a clear picture of what happened, what needs to happen next, and to get to work. We follow ANSI/IICRC S500, S520, and S740 standards for water damage mitigation in Wood County, mold remediation, and fire and smoke remediation.

Cantt Restoration serves Yantis from our Arp headquarters in Smith County, approximately 55 minutes from Wood County. We know what lake-adjacent properties face: persistent moisture, high humidity, and the particular risks that come with homes near large reservoirs. We bring that understanding to every job.

What We Handle

Water Damage Mitigation Near Lake Fork

Wood County's proximity to Lake Fork Reservoir means many properties sit in or near floodplains with high ambient moisture. Sandy loam soils in the area absorb water differently than clay-heavy regions, but that does not reduce risk. We respond to all damage types: burst pipes, storm surge, appliance failures, and smoke contamination.

Water Damage Mitigation

Emergency water extraction, structural drying, moisture mapping, and dehumidification for Yantis homes and lake-adjacent properties. We follow ANSI/IICRC S500 standards. Properties near Lake Fork experience elevated baseline humidity year-round, and storm events push that further. We move quickly to prevent secondary damage and mold onset.

Fire, Smoke & Soot Remediation

Soot removal, smoke odor elimination, HEPA air filtration, and structural stabilization following ANSI/IICRC S740 standards. Rural Wood County properties with wood-burning fireplaces, propane systems, and older electrical wiring face elevated fire risk. Cabins and vacation homes near Lake Fork often sit unoccupied, which delays fire discovery and compounds damage. We assess thoroughly before we begin.

Mold Remediation

Mold (what restoration professionals classify as microbial growth) is a particular concern for properties along Lake Fork and the surrounding Sabine River basin. The combination of high humidity, seasonal flooding risk, and homes that may sit unoccupied for weeks creates ideal conditions for microbial growth in crawl spaces, under flooring, and behind walls. We follow ANSI/IICRC S520 standards. Containment, removal, and documentation included.

Asbestos & Lead Abatement

The Yantis area contains structures built across several eras, including farmhouses, ranch homes, and older lakeside cabins predating Lake Fork's impoundment in 1980. Structures built before the 1980s may contain asbestos in insulation and lead in paint, materials requiring licensed abatement before mitigation work can proceed safely. We coordinate abatement through licensed, state-certified specialists and manage the process as your single point of contact.

Yantis, TX Service Area and Response Coverage

About Yantis, TX (Wood County)

Yantis is a small community at the intersection of Wood County's State Highway 154 and Farm Road 17, twelve miles north of Quitman in northwest Wood County. Settlement dates to around 1860, and the town was formally established in 1885 when it received its own post office, named for its first postmaster, George R. Yantis. By 1914, Yantis had a phone connection, a state bank, and more than twenty businesses. Today the community serves as a gateway for fishing and outdoor recreation centered on Lake Fork Reservoir, which borders the town.

Lake Fork Reservoir, covering 27,264 acres across Wood, Rains, and Hopkins counties, was created by the impoundment of Lake Fork Dam in 1980. The reservoir spans a basin where, as documented by early settlers, the land was historically susceptible to heavy flooding. The "Little Indiana" settlement near present-day Yantis failed in large part because the land proved unsustainable due to poor drainage and repeated inundation. That drainage profile has not fundamentally changed: heavy rains still push water across this basin, and properties near the lake margin are exposed to both storm flooding and chronic moisture intrusion.

The area's dominant soils are classified as Hainesville fine sand and loamy fine sand, Eocene-age deposits that characterize Wood County's Post Oak Savannah uplands. These sandy loam soils absorb water rapidly but also allow moisture to migrate beneath slabs and into crawl spaces during prolonged wet periods. Cantt Restoration responds to Yantis from our Arp headquarters, approximately 55 minutes from Wood County. When you call (903) 251-9525, you reach our team directly.

Not necessarily, and we would encourage you not to throw anything away before we have had a chance to look at it. Our contents team can assess what is restorable versus what is not, and we have consistently saved homeowners items they assumed were total losses. This includes furniture, documents, electronics, clothing, artwork, and more. Call us before you move anything.

We work directly with your insurance company and can communicate with your adjuster throughout the mitigation process. For questions about your specific coverage, contact your agent or adjuster directly. We handle the documentation and coordination on our end.

Mitigation is the process of stopping damage, stabilizing the structure, removing moisture, soot, smoke, or microbial growth, and protecting the property from further loss. Cantt handles mitigation and remediation. Reconstruction (rebuilding walls, replacing flooring) is a separate scope of work performed by a general contractor. We will help you understand the distinction when we assess your property.

Mold (what restoration professionals classify as microbial growth) should be taken seriously and addressed promptly. We follow ANSI/IICRC S520 standards for mold remediation. The right response depends on the extent and type of growth. We assess this when we arrive. Call us and we will walk you through it.

No. Cantt Restoration is an independent company based in East Texas. Every team member is someone we hired and trained. When you call, you reach us directly, not a national dispatch center.

When you call us, we start documenting the loss immediately. Photographs, moisture readings, scope of work, and a timeline of what was done. We share that documentation with your adjuster and are available to answer their questions throughout the process. We do not manage your claim, negotiate coverage, or act as a public adjuster. Those decisions remain between you, your adjuster, and your agent.
