Kaufman County is one of the fastest-growing counties in Texas, driven by its position immediately east of the Dallas-Fort Worth metroplex along the Interstate 20 corridor. With a population that has surpassed 145,000 and continues to grow rapidly, Kaufman County is experiencing a suburban development boom that is reshaping its identity from a rural agricultural county to a bedroom community for the metroplex. Forney, positioned just east of Mesquite on I-20, has been among the fastest-growing cities in the United States for several years. Terrell, the county's largest established city, serves as a regional commercial center with a historic downtown. The county seat of Kaufman retains more of its small-town courthouse-square character.
The rapid growth of Kaufman County has produced enormous diversity in its housing stock. Forney's newer subdivisions are predominantly slab-on-grade homes built within the past fifteen years, many with high-density site layouts that can create drainage challenges when one property's water management affects neighboring lots. Terrell has both historic housing, craftsman and Victorian-era homes in its older neighborhoods, and mid-century suburban development, as well as newer construction on the city's growing edges. Rural Kaufman County retains some older farmstead properties and manufactured housing. Blackland Prairie soils dominate the county's geology, and the classic challenges of expansive clay, foundation movement, cracking, and seasonally varying drainage, apply throughout.
Blackland Prairie soils in Kaufman County create significant water management challenges. Clay soils that are nearly impermeable when wet and crack deeply when dry can funnel water against slabs and create uneven drainage in dense subdivisions. New construction in Forney has faced scrutiny for drainage design, and water intrusion into new homes is a documented concern in some subdivisions. Mold in new construction resulting from construction moisture that was not adequately dried before enclosure is a pattern in high-growth markets. Severe convective storms along I-20 produce hail and wind damage across the county.
