Hopkins County is known as one of Texas's leading dairy-producing counties and has a strong agricultural identity alongside growing suburban development driven by I-30 access.

Sulphur Springs housing reflects its dual character as both a self-sufficient small city and a growing commuter community. The city's historic neighborhoods contain a mix of craftsman bungalows, Victorian-era homes in the blocks around the courthouse square, and mid-century ranch-style construction. Newer development along the I-30 corridor features slab-on-grade suburban homes with brick veneer. Rural Hopkins County has significant manufactured housing on agricultural tracts, dairy-industry worker housing, and older farmsteads. The Blackland Prairie soils in the county's western sections have the classic expansive clay characteristics that create foundation movement with seasonal moisture changes.
