About Harrison County
Harrison County lies at the eastern edge of Texas, sharing a long border with Louisiana, and its county seat of Marshall carries a history that reflects both antebellum Southern architecture and post-Civil War industrial development. Marshall is home to Wiley College, one of the oldest historically Black colleges west of the Mississippi, and serves as the cultural and commercial center for a county of roughly 67,000 residents. The Caddo Lake State Park on the county's northeastern corner preserves one of the largest natural cypress swamps in the country, a reminder of the county's bayou country character.
The housing stock in Harrison County is among the oldest in the Cantt service area. Marshall's historic residential neighborhoods contain well-preserved Victorian and craftsman structures from the late 1800s and early 1900s, most on pier-and-beam foundations with original hardwood flooring and lathe-and-plaster walls. These homes are architecturally significant but structurally vulnerable: original window frames allow moisture infiltration, older rooflines have complex geometries prone to leak points, and crawl spaces in this humid climate are natural mold incubators. Hallsville and Waskom have seen more recent suburban development in slab-on-grade construction, but remain small communities with primarily owner-occupied housing.
The proximity to Caddo Lake and the bayou drainage network means that seasonal flooding is a real concern in low-lying and lakefront areas. Karnack and communities near Caddo Lake have experienced repeated flood events. Harrison County's humidity levels, comparable to coastal Louisiana at times, make mold remediation a year-round concern rather than a seasonal one. Older electrical infrastructure in historic Marshall homes contributes to elevated fire risk, and post-fire smoke remediation is particularly challenging in plaster-wall structures where soot penetrates deeply into wall cavities.
