Gregg County sits at the center of the old East Texas oil patch, and its county seat of Longview still carries the character of a working industrial city shaped by petroleum, rail, and manufacturing. With roughly 85,000 residents, Longview is the second-largest city in East Texas and a regional center for healthcare, retail, and distribution. The county is bounded to the west by White Oak Creek and to the south by the Sabine River, with Lake Gladewater offering recreational use on the northern edge of the county.

Housing stock in Gregg County reflects its industrial history. Longview's older core neighborhoods, particularly in north and east Longview, contain substantial numbers of craftsman bungalows and wood-frame homes built between 1920 and 1960, many on pier-and-beam foundations. Mid-century subdivisions built for oil-industry workers are found throughout the county in a mix of slab and raised-foundation configurations. White Oak and suburban corridors along US 259 feature newer slab construction. Gladewater retains a higher proportion of pre-1960 housing than most surrounding cities, including some structures with original plaster walls and single-pane windows that make moisture intrusion more consequential.

The combination of industrial-era housing and East Texas humidity creates persistent moisture management challenges in Gregg County.
