About the Area

About Anderson County

Anderson County occupies a transitional zone between the post oak savanna and the eastern edge of the Pineywoods, with its county seat of Palestine serving as one of the more historically significant small cities in Texas. Palestine, with a population of roughly 18,000, was an important railroad junction in the 19th century, and that history is visible in its preserved downtown and Victorian residential neighborhoods. The Texas State Railroad, a heritage railway that operates between Palestine and Rusk in neighboring Cherokee County, draws significant tourism. Lake Palestine, formed by the Neches River impoundment, straddles the county's western boundary and provides recreational amenity for both Anderson and neighboring counties.

Palestine's historic residential neighborhoods are among the most architecturally intact in East Texas. Streets lined with Victorian Queen Anne, Eastlake, and craftsman bungalow homes create a neighborhood character found rarely in rural Texas, and many of these homes remain on their original pier-and-beam foundations. The combination of age, many dating to the 1880s and 1890s, and the deep East Texas humidity means that moisture management in these structures is a continuous challenge. Frankston, in the southern part of the county near Lake Palestine, serves a more rural population with a mix of manufactured housing and mid-century residential construction. Agricultural land dominates the county's northern reaches.

Water losses in Anderson County frequently involve the Neches River and its tributaries, which can rise significantly in high-precipitation years. Palestine's older housing stock is particularly vulnerable to roof system failures, original roof structures on Victorian-era homes can be complex, with multiple valleys and dormers that require skilled maintenance to remain watertight. Mold in the crawl spaces of Palestine's historic homes is a recurring issue that can be aesthetically invisible while causing structural damage to original framing. Fire damage in these historic structures requires careful contents handling to preserve items of significant historic and personal value.
